It’s Saturday night at 7:51 PM. An email comes in…it’s a potential buyer looking to acquire some recreational land. I’m ecstatic. This is why I spend money on marketing, this is why I got into this business. And yes, this how I spend my Saturday nights. To help people. Now it’s time to get to work.
The work starts with the Buyer. I know my capabilities as a Broker. I have a 6 step Preferred Buyer Program that’ll get a Buyer the property they want. I’m ready to go. The Buyer needs to sell themselves to me. This will prepare them to buy any property they’re capable of. In addition, Seller’s will have confidence the Buyer can perform.
So what does a Buyer selling themselves to me look like? (Get your mind out of the gutter). It’s super simple. As I mentioned, I have a 6 step Preferred Buyer Program to buy a property. If you’re not able to complete Step 1 and 2, we’re not going to match up.
What does it look like?
Step 1 – We need to figure out where you want to be and what you want.
Depending on the situation this could be a conference call, but I always prefer to meet in person. We are going to go deep here. A “ranch home on 5 acres” isn’t going to cut it for a description. We’ll highlight the property features, but we’ll uncover WHY those are important. What does it look like? Smell like? Who are you sharing this property with?
Step 2 – We need to meet with a lender.
This is imperative. We need to know the financial background you’re coming from and where you’ll be. A common response is, “I’m paying cash.” Great! – Send over a simple letter with your bank’s letterhead indicating you have the necessary funds. Without this, the whole process is broken. We’ll also go over the state-approved Buyer Agency Agreement in order for me to represent you in this transaction. We’re going to be dealing with Sellers who demand qualified Buyers.
If you plan on skipping this step, this isn’t going to work out.
That’s it! I’ve had this whole process take less than 30 minutes. We’re usually waiting on lenders to run their process before proceeding. It really takes minimal effort but it makes a huge impact. It shows you’re committed. If you don’t end up buying a property..so what! You invested the time to see what you’re capable of as a Buyer… that means something!
