Our approach is specific, targeted, and efficient. Our initial listing period is just 90 days. We move quickly and aggressively to get your listing in front of the right buyers. Selling land is a big step, and we’re here to help you every step of the way. From the first meeting to the final sale, our team is fully dedicated to making this process easy, successful, and worthwhile for you.
- Initial Meeting - The purpose of this meeting is to introduce ourselves and talk about your goals. We'll also go over our process. This is an ideal opportunity to discuss any questions or concerns you have about listing your property.
- Proposal & Listing - Our team puts together a packet about your property. This packet is full of comprehensive details. We'll go over this packet together and discuss the next steps in the listing process.
- Targeted Outreach - We'll list your property on the Metro MLS and Land Broker MLS. These are two separate and powerful platforms. These will allow us to showcase your listing on some of the highest searched and visited websites for real estate. We'll also add a dedicated listing page to our website for added online exposure. Offline, we'll use direct mail, email, networking, and signage.
- Offer Review - We aim to present you with offers that align with your goals. When we generate an offer you wish to accept, we will guide you through any necessary contingencies.
- Closing - We've reached the point where all contingencies have been satisfied. The final documents are prepared for signing. After everything is signed, your land sale will be officially closed.

ONE-PARTY LISTING
For landowners who have a buyer lined up and don’t need to expose their property to more buyers but would like to have representation in their corner, Land & Legacy Group offers a One-Party Listing service. Opting for the One-Party Listing service will provide you with state of Wisconsin-approved transaction documents, weekly updates, offer drafting and review, ordering title, preparing an offer checklist, monitoring and working through any and all contingencies, and preparing for closing. Land & Legacy Group can be viewed as your liaison from the process of having a buyer all the way to reaching the closing table. This ensures that you are not navigating the complexities of the transaction alone, but instead have a dedicated team ensuring every detail is managed with precision and care.
- Initial Meeting - The purpose of this meeting is to introduce ourselves and get on the same page of where you’re at in the selling process. It's an ideal opportunity to discuss any questions you may have.
- Listing Documents - We will complete and sign listing documents approved by the state of Wisconsin. This will include documents for us to represent you as well as any disclosures.
- Buyer Contact - Since you already have a buyer lined up for your property, our team will get in contact with the buyer to let them know we’re representing them and can help put their offer together.
- Offer Review - With the Buyer’s offer drafted we’ll present the offer to you and talk you through all the points. You may decide to accept, reject, or counter the offer. We’ll work with you to meet your objectives.
- Closing - All contingencies have been satisfied, and the final documents are prepared for signing. After everything is reviewed and signed, your land sale will be officially closed.
